One common trait of agents using these social media well is that they have developed concrete social media marketing strategies: They identify goals, track their analytics, engage in social conversations, and ultimately use the sites to help generate real estate leads. These pros know how to use social media. What many of them need to learn, however, is how to avoid most common mistakes.

Below are common social media marketing mistakes real estate agents make and social media tips for avoiding it.

 

  1. Profile Fail

The first thing you have to do when joining a social network is create your profile. It is so important to take the time to provide concise, up to date information. If there is an opportunity for you to provide information about yourself, your services, and what sets you apart from your competition, then take it! Each social network has its own criteria necessary for having a complete profile. Even it is not a five-minute process by providing as much information as possible about your business and real estate services you gain more trust in return.

 

  1. Not Posting New, Original Content

Finding content from other real estate professionals, publications, brands, or organizations and sharing them on your social accounts can be a lifesaver. When you find other educational and entertaining content to share, the work’s been done for you and, in turn, you save loads of time. But you still need to post original content as your primary social media content. Additionally, your content needs to have a niche focus. Target those who are specifically looking to buy and sell in your market and you’ll make more headway in generating qualified real estate leads. If you don’t have much original, useful content to share with your audience, then take a step back and focus on producing content to share.

 

  1. Posting Listings

I’m not saying never post your listings, quite the opposite! But, there are few ways to do it correctly to get more attention:

  • Don’t post more than two listings per week. Instead, choose the same day of the week to either introduce new listings or provide a theme, like feature property of the week.
  • When you post the listing, provide an impactful introduction.
  • Pose a question about a feature shown in the picture you are sharing along with the link to the full listing.
  • Include information about the area where the listing resides.

 

  1. Not Engaging with Followers

Simply posting something to your social networks is not enough, not even close! Reply shortly after you get positive comments from users. If someone liked a buyer’s guide you shared, thank them and ask if they’re in the market. If someone has a question about a point made in a blog post, clear up the confusion and ask for further thoughts and even content ideas.

 

Social media engagement is one of the best ways you can make one-to-one connections with individuals and identify potential leads.

 

  1. Not Using Analytics to Monitor Social Media ROI (Return On Investment)

If you’re not using tools like Facebook insights or Google Analytics to track your website and Facebook page progress you’re missing out on the essential way of measuring how well your social media marketing is working for your lead generation and brand awareness strategies.

 

  1. Publishing at the Wrong Times or Too Frequently or Infrequently

The key to social media marketing success is to post to each social media site regularly. Don’t overload content to one or more social platforms, but also don’t post so infrequently that your posts barely register on your audience’s radar.

Knowing what days and times to post to social media can be accomplished through simple trial-and-error. Play around with what content you schedule to each medium the first month or two that you set up your strategy, and you’ll get a clear idea of which content should be published on which social channels and when.

  1. Don’t Sharing YouTube videos on Facebook

Again, I’m not saying don’t share YouTube video on Facebook. Want I’m saying actually if you want more exposure for your video, upload it directly to Facebook. Facebook already admit a while ago, they don’t like your YouTube links. Have you already noticed your shared YouTube video look differently on Facebook from videos uploaded directly to Facebook? Why do you think Facebook is doing this……?

 

If you want more exposure for your video, upload it directly to Facebook.

 

While these 6+1 mistakes are certainly not the only ones I see being made by real estate agents, they are the most common.
